When it comes to property management, there is a difference in who you select to maintain your investment. Some of the obvious and essential services we offer are typical of most reputable companies including online rent payments, full licensing, maintenance tracking for all work orders and repairs, along with monthly owner reporting of all transactions, cash flow reports, and electronic funds transfer. We pride ourselves on our differences, what we consider to be essential and often not offered by our competitors. They include:


Not Managing Where We Own

Many property management companies own or have financial interests in properties directly where they manage for other owners. At N Property Group, we don’t allow that to happen. This is a serious conflict of interest, one that’s often overlooked. It creates an environment where a management company may choose optimum tenants for their own properties leaving less desirable candidates for their clients.


Salaried Leasing Staff

We look at property management as a long-term relationship and as such we seek out tenants that are highly qualified to rent your property and will remain as long as possible to maximize your profits. Having leasing agents that are paid salary in addition to commissions ensures that they are incentivized not to rush into leases with the first prospects they encounter. 


In-House Maintenance Team

Unlike many small to mid-size management companies, N Property employs a full-time maintenance team with an extensive skill set including multiple trades such as, but not limited to, HVAC, electrical, plumbing, carpentry, painting, cleaning, demolition, masonry, etc. All employees are fully insured and licensed, proof of which will be provided to the owners upon request. Our employees have an average of ten years’ experience in their respective trades.This allows us to service 90% of all property issues inhouse and only utilizing third party contractors for larger projects or specialized trades. This provides immediate savings to our owners as you’re not paying overhead and profit for a separate company and peace of mind for our tenants as they always have a familiar, uniformed technician showing up to their property.


Advanced Accounting 

N Property has an experienced back office team that keeps strict financial records and procedures.  As our founder came from an accounting background and serves on audit committees for two non-profits, emphasis has been in creating processes and reports that align with a particular ownership group and meet GAAP standards. While many clients find the standard reports satisfactory, we have the ability to run ad-hoc and regular reports as may be required by individual controllers, CFOs, or tax accountants. From a data perspective, we can often customize General Ledger codes and export data in formats that can meet your system’s needs. The standard reports are an Owner Statement, a Detail Cash Flow Report, Balance Sheet, Delinquency Report.
